Sensitive urban infill development enables growth in residential neighbourhoods and strengthens the quality of life in a community. Density welcomes investment in neighbourhood amenities and brings life out into the public realm.

Housing is a human right. Attainable housing improves outcomes associated with mental health, sustainability, economic development and our city’s prosperity for decades to come. We aim to keep affordability at all levels in mind as we work to address our city’s diverse needs and housing crisis.

A healthy city needs to have quality housing options across the spectrum—including varying forms of tenure. We build a range of housing types to allow new households to form, young families to grow and downsizers to stay in their community.

Compact neighbourhoods help prevent urban sprawl so the edges of our communities aren’t bleeding into the beautiful green spaces of Vancouver Island. We build in neighbourhoods that have room to grow and advocate for better utilization of public infrastructure.

We believe in significantly reducing our dependence on cars and are therefore designing buildings for people. Our urban infill projects are built in established, amenity-rich neighbourhoods which prioritize cycling, transit and walking.
